How is My Rent Determined?

Income-based and Flat Rent

HUD states that affordable housing should not be more than 30% of a person's income. Therefore, you can choose one of two options:

  1. Flat rent is market rate rent, or what the apartment would cost on the open market. Ask a manager for details.
  2. Income-based rent is 30% of your gross income before deductions, exemptions, other factors, etc. It is impossible to know exactly what anyone's income-based rent would be without all of your personal details, so ask a property manager.

Minimum Rent

The Housing Authority of McDonough County does charge a minimum rent of $50 per month regardless of income.

Pets

  • All residents are allowed to have two pets, one of which may be either a cat or a dog. Ask us about other pets included in the pet policy.
  • All pets must be 25 pounds or less. 
  • Pet registration requires a $200 deposit for each pet.

Utilities

Eisenhower Tower: All included

Prairie View: Gas not included

Greenbrier: All included

Fitch Manor: Gas and electric not included

*Certain utility credits are dependent on income and other factors. Ask your property manager for details. 

Security Deposit

Public Housing Properties: a security deposit of $150 is needed. These properties are Eisenhower Tower, Prairie View, Greenbrier, and the public housing apartments at Fitch Manor.

Multi-Family Fitch Manor: a security deposit of the first month's rent is required.

Section 8: Please ask participating landlords for their security deposit requirements.

Just Ask

Every resident is unique, and has a unique financial and personal situation. Factors such as medical expenses, family size, and more can affect rent. The only way to know for sure is to inquire from a property manager - so feel free to come in and ask.
